Congrats, Looks like all that hard work and investment of adding a garage helped you out on the sale. Now the fun begins of packing, moving, renting, then packing and moving again when the new pad is done.

Consider yourself lucky. Housing market in my area flat out sucks! Nothing wrong with the homes/area, just not a hotbed in the real estate market by any means.
